House rules

• Checking into the premises starts on the date of arrival from 15.00 and the premises must be checked out by 12:00 on the date of departure.
• The rent agreement is signed only after a valid identity document is provided by all tenants.
• Minimum age requirement for all tenants is 25 years of age. This does not apply to relatives travelling with children.
• Hilltop Apartments guarantees the confidentiality and privacy of the tenants personal details.
• Rent agreement is not signed with guests who have previously violated our agreements or damaged property of Hilltop Apartments (incl. Hilltop Apartments partners or have publicly been published for similar violations); are fugitives of the law or are under influence of alcohol and/or drugs.
• Night hours are in place based on the laws of the Republic of Estonia. During night hours it is forbidden to disturb the peace of other residents. All guests who are not registered as tenants must leave the premises by night hours. All guests present in our premises after night hours are automatically considered as extra tenants. Hilltop Apartments reserves the right to issue a fine of 100€ per every extra person not originally registered as tenants. Extra charge for non-tenants does not reserve a right for extra guests to stay at the premises.
• Fine for disturbing peace during night hours is 200€.
• In an event where a person is refusing to or has not paid for the services provided by Hilltop Apartments, the matter will be dealt with in accordance with the laws of the Republic of Estonia. In an event where a person has not paid for the services provided by Hilltop Apartments, Hilltop Apartments reserves the right to issue an invoice to the tenant in arrears.
• The tenant is responsible for his own valuables, the interior of the premises and any additional electronics or interior elements provided by Hilltop Apartments.
• The tenant does not reserve the right to remove any interior elements, change their position or re-appropriate their intended use. In the event of any damage to the property, its interior elements, electronics etc. the tenant is fully responsible to compensate the damage in accordance with the original or repair price.
• Pets are not allowed on the premises belonging to Hilltop Apartments .
• Smoking is not permitted on the premises. Fine for smoking on the premises is 200€.
• The premises must be taken care of with goodwill and prudence by the tenant.
• In an event where the premises require extra cleaning after check-out, Hilltop Apartments reserves the right to charge an additional payment of 50€ from the tenant. Extra cleaning is considered as over an average or standard cleaning service where extra effort and/or time is needed.
• In an event where any of the aforementioned agreement points are violated, the tenant must leave and free the premises immediately regardless of the time of day or night.
